JANUARY 2021

  • 825 sales of residential properties located within the RAHB market area were processed in January 2021.


  • Sales were down 9.6 per cent over last month but up 6.9 per cent over January of last year. New listings were up 47.3 per cent over December 2020 and down 16.2 per cent over last January. The average price for residential properties was $787,840, which was up 7.9 per cent from last month and up 27.6 per cent from January 2020. The number of active listings available at the end of the month was 53.2 per cent lower than the previous period in 2020.


  • The number of sales of single-family properties decreased in January 2021 by 6.9 per cent compared to January 2020. The number of new listings was down 16.2 per cent, and the average sale price increased by 23.4 per cent to $787,840 from January 2020.


  • January 2021 townhouse sales experienced a decrease in number of sales and new listings over January 2020 by 2.2 per cent and 3.3 per cent, respectively, while the townhouse average sale price increased by 28.8 per cent to $664,958. Compared to 2020, apartment-style property sales increased in January 2021 by 64.7 per cent, new listings increased by 6.8 per cent, and the average price increased by 11 per cent to $475,796.


  • Compared to single-family and townhomes, we didn’t see such a drastic drop in active listings in apartment-style properties. While apartment-style properties sales were robust in January 2021, the average price throughout the Hamilton-Burlington area remains very attractive to both first-time buyers and investors.



DECEMBER 2020 

  • 913 sales of residential properties located within the RAHB market area were processed through the Multiple Listing Service® (MLS®) System in December 2020. Sales were down 25.95 per cent over last month, but up 41.6 per cent over December of last year.


  • New listings were down 47.87 per cent over November 2020 and up 34 per cent over last December. The average price for residential properties was $729,853, which was up 1.04 per cent from last month and up 25.4 per cent from December 2019. 


  • The number of active listings available at the end of the month was 52.2 per cent lower compared to the previous year.


  • The number of sales of single family properties within the entire RAHB market increased in December 2020 by 37.8 per cent compared to the same month last year, the number of new listings was up 34 per cent over last year, and the average sale price increased by 29.3 per cent to $829,226.


  • Townhouse sales activity across the entire RAHB market area increased from December 2019 by 52.8 per cent, new listings were up 48.7 per cent, and the townhouse average sale price increased by 23.3 per cent to $615,775.


  • Apartment-style property sales increased by 43 per cent from December 2019, new listings increased by 44.5 per cent, and the average price increased by 9.7 per cent to $472,330.

NOVEMBER 2020

  •  1,233 sales of residential properties located within the RAHB market area were processed through the Multiple Listing Service® (MLS®) System in November 2020. 


  • Sales were down 24.12 per cent over last month, but up 17 per cent over November of last year. New listings were down 28.98 per cent over October 2020 and up 16.3 per cent over last November. 



  • The average price for residential properties was $722,317, which was up 0.11 per cent from last month and up 21.2 per cent from November 2019. The number of active listings available at the end of the month was 40.8 per cent lower compared to the previous year.


  • The number of sales of single family properties within the entire RAHB market decreased in November 2020 by 3.8 per cent compared to the same month last year, the number of new listings was down 10.5 per cent over last year, and the average sale price increased by 24.4 per cent to $812,912. 


  • Townhouse sales activity across the entire RAHB market area increased from November 2019 by 15.2 per cent, new listings were up 19 per cent, and the townhouse average sale price increased by 17.6 per cent to $606,367. 


  • Apartment-style property sales increased by 14.8 per cent from November 2019, new listings increased by 37.3 per cent, and the average price increased by 1.4 per cent to $455,238.



OCTOBER 2020

  • 1,615 sales of residential properties  in October 2020. 


  • Sales were down 7.6 per cent over last month and up 23.7 per cent over October of last year.


  • New listings were down 12.8 per cent over September 2020 and up 5.5 per cent over last October. 


  • The average price for residential properties was $721,523, which was up 0.02 per cent from last month and up 19.8 per cent from October 2019.


  • The number of active listings available at the end of the month was 39.8 per cent lower compared to the previous year.


  • The number of sales for single family properties increased in october by 13.3 per cent compared to the same month last year, the number of new listings was down 14.7 per cent over last year, and the average sale price increased by 19.4 per cent to $795,415.


  • Townhouse sales activity increased from october 2019 by 18 per cent, new listings were up 9.1 per cent, and the townhouse average sale price increased by 16.6 per cent to $603,229.


  • Apartment-style property sales increased by 32.8 per cent from october 2019, new listings increased by 78.8 per cent, and the average price increased by 9.7 per cent to $475,945.

SEPTEMBER 2020


  • 1,751 sales of residential properties for September 2020. 


  • Sales are up 37.67% over last month and up 53.9% over September of last year.


  • New listings are up 32.67%  over August 2020 and up 8.5% over last September. 


  • The average price for residential properties was $721,354, which is up 3.8% from last month and up 19.8% from September 2019. 


  • The number of sales for single family properties increased in September by 39.5% compared to the same month last year, the number of new listings was down 10.6% over last year, and the average sale price increased by 19.6% to $804,408.


  • Townhouse sales activity increased from September 2019 by 56.1%, new listings were up 16.2%, and the townhouse average sale price increased by 17.3% to $599,368. 


  • Apartment-style property sales increased by 37.6% from September 2019, new listings increased by 17.6%, and the average price increased by 15.4% to $467,883.


AUGUST 2020 

  • There were 1,272 sales of residential properties in August 2020.
     
  • Sales are down 21.14 per cent over last month and up 12.7 per cent over August of last year.
     
  • New listings are down 16.1 per cent over July 2020 and up 7.3 per cent over last August.
     
  • The average price for residential properties was $694,690, which is up 0.24 per cent from last month and up 16.3 per cent from August 2019.
     
  • Sales for single family properties increased by 10.8% compared to the same month last year, the number of new listings was up by 4.7 per cent over last year, and the average sale price increased by 19.9 per cent.
     
  • Townhouse sales activity across the entire RAHB market area increased from August 2019 by 6.6 per cent, new listings were up 2.6 per cent, and the townhouse average sale price increased by 12.5 per cent to $583,762.
     
  • Apartment-style property sales increased by 52.5 per cent from August 2019, new listings increased by 33.1 per cent, and the average price decreased by 0.4 per cent.

JULY 2020 

  • 1,613 sales of residential properties July 2020.


  • Sales are up 23.7% over last month and up 27.8% over July of last year. New listings are up 15.5% over June 2020 and up 8.8% over last July. 


  • Average price was $692,999, which is up 2.6% from last month and up 16.3% from July 2019. The number of active listings for the month was down 21.4% over last year.


  • Sales for single family properties decreased by 18.1% compared to the same month last year, the number of new listings was down by 2.6% over last year, and the average sale price increased by 20%.


  • Townhouse sales activity increased from July 2019 by 35.6%, new listings were up 30.4%, and the average townhouse sale price increased by 17.3% to $583,351. 


  • Apartment-style property sales decreased by 74.1% from July 2019, new listings increased by 76.8%, and the average price increased by 11%.

JUNE 2O20

  • 1,304 sales of residential properties in June 2020.


  • Sales are up 53% over last month, and are down only 0.2% over June of last year.


  • Average price for residential properties was $675,223, which is up 13.7% from June 2019, and up 3% from last month.

  • Sales for single family properties decreased by 0.2%  compared to the same month last year, and the average sale price increased by 13.7%.


  • Townhouse sales activity increased from June 2019 by 10%, and the average townhouse sale price increased by 13.5% to $563,849


  • Apartment-style property sales decreased by 13.5% from June 2019, and the average price increased by 6.8%.

MAY 2020


  • 852 Sales of residential properties.


  • Sales are down 42.2% over May 2019 and up 43.4% over last month. 


  • Average price for residential properties was $655,418, which is up to 10% from May last year and up 6.3% from last month. 


  • Sales for single family properties decreased by 42.5% compared to the same month last year and the average sale price increased by 11.6%. 


  • Townhouse sales activity decreased from May 2019 by 42.1% and the average townhouse sale price increased by 9.3% to $555,716. 


  • Apartment-style property sales increase by 35.1% from May 2019 and the average price decreased by 6.4%. 

APRIL 2020

  • 482 sales of residential properties.


  •  Sales are down 63.4 per cent over April 2019 and 56 per cent over last month.


  • Average price for residential properties was $614,412, which is up 4.3 per cent from April last year, but down 6.6 per cent from last month.

MARCH 2020


  • 1,098 sales of residential properties.


  • Sales are up 10% over last month, but down 3.1% over March 2019.


  • Average price for residential properties increased to $658,161, which is up 1.8% from last month and up 14.5% from the same month last year.


  • Sales for single family properties decreased by 1.9% compared to the same month last year, and the average sale price increased by 14.3%.


  • Townhouse sales price increased by 14.9% to $562,336.


  • Apartment-style property sales decreased by 11.9% from March 2019, and the average price increased by 14.5%.

FEBRUARY 2020

  • 998 sales of residential properties.


  • Sales are up 30% over last month and up 25.5% over Feb 2019.


  • Average price for residential properties increased to $646,667, up 4.5% from last month and up 15.5% from the same month last year.


  • Sales for single-family properties increased by 27% compared to the same month last year, and the average sale price increased by 16%.


  • Townhouse sales activity increased from Feb 2019 by 21.2%, and the average townhouse sale price increased by 19.4% to $584,944.

  • Apartment-style property sales increased by 19.8% from Feb 2019, and the average price increased by 1%.

JANUARY 2020 

  • 692 sales of residential properties Jan 2020.


  • Sales are up 5% over the same month last year, and up 18.3% over Dec 2019 .


  • Average price for residential properties increased by 11.9% from Jan 2019 to $617,496.


  • Sales for single family properties increased by 10% compared to the same month last year, and the average sale price increased by 9.4%.


  • Average townhouse sale price increased by 10.8% to $518,361.


  • Apartment-style property sales decreased by 1.4% from Jan 2019, and the average price increased by 9.6%.

DECEMBER 2019 

  • 585 sales of residential properties Dec 2020.


  • Sales are up 3.9% over Dec 2018, however are down from both Nov and Oct of this year. 


  • Average price for residential properties increased by 7.6% from Dec 2018 to $581,566.


  • Sales for single family properties increased by 6.8% compared to the same month last year, and the average sale price increased by 8.2%.


  • Average townhouse sale price increased by 1.4% to $5502,981.


  • Apartment-style property sales decreased by 14.8% from Dec 2018, and the average price increased by  10.2%.
